Coastal humidity is the job, not the weather report
Commercial and residential heating, cooling and humidity control across Savannah — for buildings that have to stay open and houses that have to stay dry.
- Facilities firstScheduled maintenance, logged per unit, with one number to call.
- Humidity taken seriouslyOn this coast a system that only chases temperature leaves the building clammy.
- Houses tooThe residential side is real work with the same instruments, not an afterthought.
What a facility partner is actually for
Not a cheaper call-out. A record of what is installed, a schedule that matches the seasons here, and somebody who can tell you which unit is going to need money next year.
-
Asset register
Every unit recorded: make, size, age, refrigerant and condition. It is the first thing we do and the thing that makes everything afterwards cheaper.
-
Scheduled maintenance
Coils and drains before the humidity arrives, heating before it turns cold. Written up per unit each visit.
-
Reactive service
One number, a known building and a technician who does not have to start from scratch on the roof.
-
Capital planning
Which units are near the end, what replacing them involves, and what it does to the rest of the plant.
The question every ageing unit eventually asks
Age, the size of the repair against a replacement, what refrigerant is in it, and how long you are holding the building. Those four decide it, and the answer is not always the expensive one.
The tool works through them and gives you a position you can take to a budget meeting — with no price attached, because that needs a survey.
And the houses
Repairs, replacements and the humidity problems that come with a Lowcountry summer. Oversized equipment is the usual culprit: it cools the air quickly, shuts off, and never runs long enough to dry the house.
- RepairsDiagnosed with instruments, priced in writing before the work.
- ReplacementsSized from the house so the system runs long enough to dehumidify.
- DuctsSealed and measured — leaky returns pull humid attic air straight into the system.
- DehumidificationWhere the house genuinely needs it, said plainly rather than sold reflexively.
Before you call
The house is cold but it still feels damp. Why?
Cooling only removes moisture while it runs. A system that is too large reaches the set point fast, shuts off, and leaves the water behind. Fan speed, duct leakage and sizing are the three things that change it.
Do you take on facility maintenance contracts?
Yes. We start with an asset register — make, model, size, refrigerant, age and condition for every unit — and then set a schedule against it, with each visit written up per unit.
Is it worth repairing an older rooftop unit?
Sometimes. It depends on age, how big the repair is against a replacement, the refrigerant and how long you are holding the building. Our repair-or-replace tool puts those four in proportion.
What does salt air do to equipment here?
It attacks condenser coils, panels, fasteners and electrical enclosures. Scheduled rinsing helps and coatings help where they are justified, but neither stops it — planning for shorter equipment life is the honest answer.
What should we do with the outdoor unit before a storm?
Switch the system off at the breaker if flooding is expected, and leave it off. A unit that has been under water needs inspecting before it is energised — that is a safety matter.
